A general value appraisal is a service we offer to clients who do not wish to use the appraisal for mortgage lending purposes. These appraisals are performed in the exact same manner with the same level of accuracy as a typical “mortgage” appraisal; however, since the difficulties of dealing with a lender are not present, we can charge less for the appraisal.
The following are issues that we deal with when working with lenders:
- Payments are invoiced 60-90 days
- Underwriters require frequent changes to the appraisal to suite their investors
- Lender pressure to “hit” a certain value
- New appraiser “approval process” if you haven’ worked for the lender before
- Etc, Etc.
As you can see, we are more than willing to give our non-lender clients a discount on appraisal services since we get to avoid all of the above headaches!
