What if there aren’t enough recent comparables in my neighborhood?
The absence of recently purchased comparable properties brings about setback for both a home appraiser and mortgage company. In such cases appraisers can opt to include older comparable sales that may not be reflective of current market forces, use farther away comparables in communities that may not be fully similar, or make greater adjustments to what is available by comparing homes that are less similar. Each are perfectly defensible approaches to a absence of comparables, and the appraisal form even contains an adjustment line for age of sale.
How long is an appraisal good for?
The effective date of an appraisal can be found near the beginning of the report and designates the date which the opinion of value is to apply to.
