WHAT'S THE APPRAISAL PROCESS?
FREQUENTLY ASKED QUESTIONS
What is the difference between a house inspection and an appraisal inspection?
An appraiser’s inspection of the home is solely for the basis of comparison of other houses, where an inspection is the basis for the comprehensive condition of all aspects of that specific house. A property appraiser examines the exterior of the home to get a basic sense of the exterior condition. They are usually looking for apparent issues with the roofing, siding, and foundation as well as a similar evaluation of inside conditions in reference to houses in the local community. Since the appraiser is not a engineer, there may be unseen or invisible physical deficiencies or detrimental conditions of the property at the time of the site visit that they may be unaware of. A real estate appraiser will inquire about any overt problems and those which may maybe be concealed, and will do his or her best to gauge any affect on the appraisal attributable to those issues. You are encouraged to seek the counsel of industry professionals if you have any inquiries about the structural or mechanical systems of the house.
How long is a home appraisal report effective?
The effective date of an appraisal will be listed near the beginning of the report and specifies the date which the opinion of value is to apply to. Precisely how long your conclusion of value will continue to be reliable depends on the market forces. Within the majority of loan guidelines appraisals do not have a defined expiration period; however, most banks desire comparables that are no older than twenty-four weeks, an appraisal should be no more than 6 months old. The most often accepted “expiration” time frame for an appraisal is three months.
Will a property appraiser need access to our roof?
No. Only house inspectors would be expected to access your roof. If there have been any changes to the roof, positive or adverse, you can let an appraiser know and deliver supporting documentation and they will include it within the report. If an appraiser believes that the roof may not be in acceptable condition, they are required to make note of it inside their report.
