WHAT'S THE APPRAISAL PROCESS?
FREQUENTLY ASKED QUESTIONS
Is an appraisal comparable to a comparative market analysis (CMA)?
The two documents are substantially incomparable in depth and the extent of analysis. A CMA will predominately be made up of a market comparison approach. For residential property a home appraiser will likely rely greatly on comparable sales, but the level of analysis and adjustments to each sale are more exacting. An appraiser also reviews lot prices, construction costs and rentals in the market. A comparative market analysis derives a ballpark figure, an appraisal report concludes a tenable and carefully reported opinion of value. Perhaps the most salient factor to pay attention to is the professional creating the report. Agents complete comparative market analyses, and they don't always know the entire market or have specific competence when it comes to home valuation. Appraisers conversely are bound by ethics guidelines that require them to have market competency or make their client aware of the the shortcoming. The appraisal is written by a Texas regulated professional who earns their living from appraising houses.
Can my neighbor’s property influence my appraisal value?
It’s certainly a worry. Homebuyers usually look at the curb appeal of a home and having a ran down home beside yours may affect their selection. This would be listed as an external obsolescence and would have an unfavorable influence on your house’s value. But the truth is, it will prove extremely difficult for a house appraiser to assign a dollar amount on such a feature, meaning they might only note it on the report but not actually apply an adjustment.
Is there a distinction between a real estate appraisal and a broker’s price opinion (BPO)?
Appraisals substantially more thorough and take into consideration more data points than a broker’s price opinion. Unlike a real estate broker, a real estate appraiser is mandated by licensing agencies to have no concern tied to the sale of a house and their fee cannot be contingent upon the price of the house. Only a Texas certified appraiser can estimate a licensed appraisal. BPOs are usually finished quicker than appraisals making them more appropriate in some instances where a rough sales price is needed sooner rather than later. The largest aspect in realizing the difference between the two is the motives for each professional. Agents may earn a commission from a home sale that was made through a BPO lead; real estate appraisers cannot be paid for any outcome of the sale of a home. Even Though most brokers and agents are honest a few may tell you what they think you want to hear. The appraiser is solely concerned with completing the appraisal and getting paid. The appraiser’s primary responsibility is that their appraisal report is fair, reported and received by the client.
