How does the appraiser decide on comparable houses (comps)?

The initial process to selecting comparable homes sales for the market approach to value is to view an inventory of all recently sold and pending sale homes derived from defined search parameters such as living area, distance, land area, age etcetera. Your appraiser will pick the most similar homes and input them in what is commonly called the comparison grid section of the report. There, adjustments are made for differences between comparables and the Subject.
