What is the difference between an appraisal and a Broker’s Price Opinion -BPO?
An appraisal considers all the data that affect property price and formulates a more accurate picture of a property's value. An appraisal assignment is prepared with an agreed upon set service fee which cannot be contingent upon the results of the appraisal, or the home market value. Only a Texas certified appraiser can provide a certified appraisal. A CMA or BPO is an less thorough estimate of market value, based on comparable sales in the neighborhood, carried out by a agent or broker. The most notable difference between a licensed appraiser and broker or real estate sales agent is their motive. A broker's typical goal is to sign a property listing and earn a sales commission. This could result in inappropriate influence on the agent’s estimate based on the desire to gain a customer. A house appraiser is simply concerned with finishing the appraisal assignment and collecting their fee. Their sole objective is to deliver a fair, reliable and impartial appraisal.
If my house is the biggest in the area does that have bearing the appraisal?
