Mortgage Financing

PMI Removal

Many times when a home is financed with less than 20% equity, the lender will require a type of insurance known as Private Mortgage Insurance or PMI. Over time the value of your home may appreciate. Couple this appreciation with your monthly payments and your overall equity in the home may be at or above the required 20%. At this point canceling the PMI is just a matter of submitting an appraisal that reflects this. For instance, if your home is worth $200,000 and you only owe $160,000, you are now below the 80% threshold and most likely eligible to remove your PMI.

What does a home appraiser look for?

An appraiser should determine the scope of work, follow through with an inspection, and provide an opinion of value to the client. Real property includes the physical land and appurtenances affixed to the land such as a underground pools, a built-in gazebo, boat docks, and outdoor kitchens. (MLS) Multiple listing service, local tax records, google maps, and other online data services help to support an appraiser during the appraisal process. This allows him to survey the exterior grounds and determine what is part of the gross living area. Once he has calculated the outside measurements, he will then come into the property to measure garage space and any second floor GLA. Open foyer areas to a second floor, as well as staircases that supply no storage underneath are examples of non-living areas that appraisers must take out of the total GLA.

What is the difference between a home inspection and an appraisal inspection?

An appraiser’s inspection of the house is solely for the basis of comparison of other properties, where an inspection is the basis for the absolute condition of all aspects of that particular property. The appraiser briefly walks through the house to get an idea of the general condition and room count.An appraisal is not a guarantee of condition. It is the appraiser’s job to ask certain questions regarding the condition that may affect the value. In certain cases, if you feel your home has external or internal damage that may be unapparent to the visible eye of an appraiser, you may be prompted to seek the advice of a real estate inspector.

What’s the difference between a general purpose form and a FNMA URAR 1004 form?

A general purpose form eliminates much of the bank related information, although necessary for government regulated lending practices, but can usually be inessential for a private and personal use. The most fundamental way to determine market value is to compare the subject property to recently sold homes in a given neighborhood. Our general purpose form reports are particularly well suited for helping a seller to price a home for sale, helping a buyer to decide how much to offer or pay for a home, for estate tax, gift tax, tax grievance, uncontested divorce & most any other potential use other than for obtaining a mortgage or in litigation where the report will be used in conjunction with expert testimony.
