Why are my appraiser’s measurements divergent than the county?

The reasons vary. Let’s say an appraiser was accurate and implemented ANSI guidelines when taking measurements of the house. The Central Appraisal Office may be off due to a variety of causes due to the fact they seldomly perform measurements in person of houses. If a property is newer, the appraisal office will typically just go with the builder’s documented square footage. This can present an issue if the builder does not stick to the plans exactly. In a handful of extreme cases, the contractor can give the county with incorrect floorplans altogether!

What papers should I have ready prior to my appraisal?

In obscure situations an appraiser may request papers that only the client has access to, but for the typical appraisal there isn’t anything a property appraiser should need to complete the assignment. That said, if the appraisal is for a sale a property appraiser will almost always want to review the contract. Certain conditions such as seller’s concessions and allowances will need to be considered by the appraiser. Though usually unnecessary, the following records may prove helpful to the appraiser: A property survey that includes all buildings. Deeds or title document which include a legal description. For property sales, a record of personal property that should be included. A list of upgrades and improvements made in the last 3 years. A copy of your building plans or a blueprint of the property is typically helpful to an appraiser as well.

Is an attic inspection included in the process of determining value?

An appraiser will carry out a visual assessment of the attic if the appraisal is to be used with an FHA loan. Be sure to clear the entrance to the attic and make enough room for an appraiser to have access. If ease of entry is not possible, a property appraiser is permitted to complete a “head and shoulders” review whereby he or she only inspect the attic from the opening.
