Can a lousy house next door impact my appraisal?
It’s certainly a consideration. If a house next door to yours is derelict, this could influence the appeal of your house in the view of possible parties. This would be listed as an external obsolescence and would have an unfavorable affect on your home’s value. Since it is almost impossible to determine a dollar amount on this type of obsolescence, a house appraiser will usually only document it within the appraisal.
Will my lender supply a copy of the appraisal?
You are entitled to ask for a copy of the appraisal from your bank. The Equal Credit Opportunity Act (ECOA) obligates creditors to always deliver a free copy of house appraisals and all other documented valuations on the property once they are finished, despite whether credit is extended, denied, incomplete, or withdrawn.
Is dollar per square foot a metric that property appraisers pay attention to?
Price per sq. ft. is a rudimentary method of calculating sales price estimate where you multiply livable area x sqft price. House appraisers do not use price per sqft the way many Realtors do. Honestly, that’s backwards; dollar per square footage is calculated by the sales price estimate suggested by the appraiser. Something additional to consider is land size. Price per square foot does not factor this in at all but it is indeed a significant portion of most home values.
