Do appraisers need attic entry?
A real estate appraiser will complete a visual inspection of the attic if the report is to be used with an FHA mortgage. If feasible, make the first few feet around the attic entrance accessible so that an appraiser can go into the attic and perform a visual inspection. If access to the attic is undeniably limited than a property appraiser is allowed to just do what is known as a head and shoulders visual evaluation.
Will my appraiser require access to our roof?
Appraisers will not physically examine the roof but they will review it from the ground. If they believe that your roof may need more thorough inspection they will notate it on the appraisal report. If the appraiser believes that the roof may not be in good condition, they are forced to make note of it in their report.
