Why are home appraisals so costly?
Home appraisers are heavily regulated and are expected to keep up licenses, insurance, MLS access and professional education, all of which have their own costs. Appraisers are required to log more than two-thousand hours of apprenticeship before they are even allowed to carry out appraisals themselves. Moreover, every house presents its specific challenges and demands particular research which means even the “easiest” of appraisals will require a number of hours to perform. Home appraisers actually make much less per week than other industries that require similar compliance and schooling.
How do your general purpose forms and FNMA URAR differ from each other?
A general purpose form eliminates much of the bank required data, while necessary for government regulated lending operations, but can commonly be unnecessary for a private individual use. Each primarily place reliance on a direct comparison of sales or market approach with a comparison grid to verify the appraised value of the property being evaluated. The bank’s report has many additional and arbitrary requirements which have no impact on the market value determined by a report requested for many other uses. Census information and SMSA details are two prime examples of useless information that only exist to help the financial institution in tracking their loans. Unlike financial institution forms, our general purpose reports were designed to be straightforward and easy to read even for those unfamiliar with real estate wording.
How does the appraisal estimate of my property impact my property taxes?
A tax assessor uses recently sold houses to ascertain the appraised value, they do not use independent appraisals. Only appraisals requested by a financial institution on behalf of you, will be entered into public knowledge and shared with county tax authorities.
