The appraisal is above the offer price. What happens now?

A mortgage company’s Loan-to-Value (LTV) is calculated by the LESSOR of the contract amount or the appraisal value. So long as the appraisal report comes back the same, or higher than the contract price you’re in good shape. The bright side is that you now have established equity in the house. You should also be aware as well that the seller is not provided a copy of the appraisal so they will not know that it came in above the contract price.

What is a comparable sale or comp?

A comparable can be a sale, pending sale or a listing that is similar to the subject contingent upon common parameters of square footage, age, condition and location. For residential appraisals, the choosing and adjusting of comparable properties has the most effect on reaching the final estimation of value. Much time is spent by an appraiser searching for and evaluating all possible comparables to decide on those which are the best measure of a comparable.

Will property appraisers carry out a roof inspection?

No. Home appraisers are not required to walk the roof, but they will visually review it from the the ground. If there have been any alterations to the roof, positive or adverse, you can let an appraiser know and present supporting paperwork and he/she will make note of it within the report. If the appraiser believes that the roof may not be in acceptable condition, they will be required to make note of it in the contents of their report.
