WHAT'S THE APPRAISAL PROCESS?
FREQUENTLY ASKED QUESTIONS
How does a house appraiser determine comparable homes (comps)?
Your appraiser will evaluate recently sold as well as currently listed homes in your neighborhood in completion of the sale comparison approach. After studying all homes that meet the requirements for being a comparable, the appraiser will determine the ones he or she feel are the most similar to the subject and then apply adjustments for the variances between those and the subject. The result of the comparison of sales approach is a span of adjusted values that indicate, post adjustments, a reasonable price for the Subject.
What if there aren’t enough comps in my neighborhood?
Of the most strenuous scenarios for house appraisers is the lack of recently purchased comparable homes. Generally the appraiser will ask for a conditional allowance and to be allowed to go into other markets or be able to use older comparable home sales. These are completely justifiable approaches to a lack of comparables, and the appraisal form even includes an line in the adjustments grid for age of sale.
Is an appraisal the same thing as a comparative market analysis (CMA)?
The two documents are very incomparable in depth and level of analysis. A CMA will largely be made up of a market comparison approach. Although appraisals also make use of comparable homes, the level of analysis invested into each home and subsequent adjustments are much more thorough than a comparative market analysis. An appraisal report will review acreage values, cost approaches and rental approaches in the case of income producing properties. A CMA delivers a ball park estimate, an appraisal concludes a defensible and meticulously reported opinion of value. Perhaps the most notable element to reflect on is the party creating the report. Agents perform comparative market analyses, and they don't always have a grasp on the entire market or have strong competency when it comes to property valuation. In contract to agents, a house appraiser is required have comprehensive market knowledge when writing an appraisal. Likewise, the Realtor has a vested interest in the home’s selling price whereas the appraiser is mandated by a law of ethics to collect only a set amount for jobs, regardless of their outcome.
