Will a real estate appraiser reveal the report to the seller?

The only persons that receives a copy of the appraisal from a house appraiser is their client. The customer is free to reveal the report with any party they wish. A prime example would be if the appraisal ends up below the selling price and the homebuyer provides access to the report to the owner.

How do appraisers find data that backs an appraisal?

An appraiser gets his or her information from a wide variety of sites, including the local MLS, county tax assessors records, local Realtors, county courthouse papers, private public record data providers, talking with sellers and buyers, and his or her own personal knowledge or work files from previously completed appraisals. The quality and verifiability of each piece of information is reviewed by the appraiser. A home appraiser can also use information furnished by an outside party so long as that information is directly applicable to the appraisal, reasonable and corroborated.
