WHAT'S THE APPRAISAL PROCESS?
FREQUENTLY ASKED QUESTIONS
What is contained in a home inspection that an appraisal doesn’t incorporate?
An appraiser’s inspection of the home is exclusively for the basis of comparison to other properties, where an inspection is the basis for the overall condition of all aspects of that specific home. While the inspection is being carried out, an appraiser should take notes of what the Subject property abuts. If the Subject has an unfavorable view, such as a parking lot or industrial view, the appraiser will find at least one additional sale that provides the same view when doing their analysis. Appraisers will make adjustments in the sales comparison grid within the appraisal to prove similarity or dissimilarity between the Subject and the comparable sale. Knowing the condition and quality of construction of the property being assessed helps appraisers when pick out the most appropriate comparable homes. It is encouraged to seek the counsel of industry professionals if you have any concerns about the structural or mechanical systems of the property.
The neighbor’s home is unsightly. Does that lower the value ?
That depends on what the issues are. If a property next to yours is unsightly, it could affect the appeal of your property in the view of possible parties. Property appraisers must\will take these factors, called external obsolescences, into consideration when valuing a house. Since it’s nearly impossible to decide a dollar value on this type of obsolescence, an appraiser will commonly simply make note of it in the appraisal.
Do I really need a property appraisal?
There are numerous reasons to implement home appraisals but the most important is the fact that real estate comprises a sizeable portion of the economy so it’s reliable valuation is very important to the overall health of the markets. It is the job of the professional appraiser to estimate these values by gathering, analyzing, and applying data specific to a home. The appraiser’s professional opinion serves as a hedge against faulty investments or purchases within current market trends. Due to the risk involved for borrowers and mortgage companies, the appraiser’s opinion of price decreases the possibility of paying too much or over lending on the purchase of real estate.
