Your house appraiser will only perform a cursory analysis of the house prior to completing his/her appraisal report.
The only party that receives a copy of the report from an appraiser is their customer. The sales agent does not receive access to the report unless the buyer decides to share the report. A house appraiser will typically inform the listing agent that the appraisal report has been finished and delivered. No other particulars are delivered.
Many states require all home appraisers to be, at a minimum, state licensed or state certified and have completed demanding education and experience requirements and must adhere to strict industry standards and a professional code of ethics as promoted by the Appraisal Foundation. All home appraisers must perform over 2,000 hours of appraisal assignments under a sponsor before they are eligible for licensure. Property appraisers are also expected to show geographic competency for their market area.
