WHAT'S THE APPRAISAL PROCESS?
FREQUENTLY ASKED QUESTIONS
What happens in the event there are no comparable property sales in my neighborhood?
The scarAldine of recently sold comparable houses brings about predicament for both the appraiser and bank. In such cases they can either include older comparables that may not be reflective of current market circumstances, use farther away comparable sales in communities that may not be fully comparable, or make larger adjustments to what is available by comparing homes that are less similar. Any of these strategies are justifiable appraisal practice but due to the fact that they are outside the normal procedures it almost always sounds the alarm with lenders.
I have the largest house in the market area. Does this negatively affect me?
Not necessarily. The appraiser will first review every homes which can be thought of as similar to yours. An appraiser typically scours for homes that share the most comparable features, living area being one of them. In the event that very few can be found then he or she can seek out extra amenities that may offset the size difference. If your property is not just the largest, but displays the most updates as well, then you almost certainly experience a diminishing return on those updates. In extreme scenarios an appraiser may decide that the best similar home sales are in a different neighborhood.
Do home appraisals have an expiration?
Your appraisal will include an effective date which identifies the day the estimated price was determined to be valid. The rate at which changes in home prices happen in your market area determines how long an appraisal value is valid. If the appraisal is for a loan then bank guidelines will also affect the appraiser’s decision on comparables and adjustments for time of sale. The majority of appraisers and loan officers agree sixty days is the maximum amount of time that an appraisal presents a valid value, known as the “term of validity.”
