A bank or lender will typically require an appraisal be performed to establish a value for the asset which will be surety for the loan (the real estate). In most situations the lender will require that the appraisal report be ordered through their internal process which will assign the appraisal order to a random independent appraiser.

Despite increasingly stringent federal lending guidelines, there are still some situations where a borrower may be allowed to hire a 3rd party appraiser on their own. Such situations would include small loans such as HELOCs, loans from local banks or credit unions, and loans from private lenders. A borrower's credit score is usually a deciding factor as well. What is the turnaround time for an appraisal once an order has been placed?

Once an appraiser is given access to a home, the measurement and inspection portion may take anywhere from thirty minutes to a few hours depending on the size and condition of the home. When the field work is finished, the appraiser completes the report at the office.The report can consist of a short form report (typically under ten pages) to a long narrative report which can sometimes exceed a hundred pages. A short form is an exterior-only inspection of the subject property, therefore, little time is spent at the subject property and most of the appraiser’s work is done from the office. Because most narrative reports provide a substantial amount of in-depth information about the subject property, they can take much longer than any other report. Typical lending appraisals usually require 3-5 business days to compete.

What is the difference between a home inspection and an appraisal inspection?

An appraiser formulates an opinion of value for a specific property, while an inspector educates the homeowner on the condition of certain components of the property. An appraiser walks the outside of the property to get a basic idea of the outside condition. He is usually looking for obvious deficiencies in roof, siding, and foundation as well as a general assessment of interior conditions with relation to properties in the immediate neighborhood. Appraisers will make adjustments in the comparable sales grid within the appraisal to prove similarity or dissimilarity between the subject property and the comparable sale.The appraiser will ask about any visible problems and those which may not be visible, and will do his/her best to gauge any impact on value attributable to those problems.It is wise to request advice from different experts in the real estate industry during the appraisal process.

How do appraisers find information that helps support an appraisal?

The appraiser gets his or her information from a wide variety of sources, including the area Multiple Listing Service, county tax assessors records, local real estate professionals, county courthouse records, private public record data vendors, interviews with sellers and buyers, appraisal data co-operatives and his or her own personal knowledge or office files from previous appraisals. Through the systematic application of the valuation process, appraisers collect, analyze, and interpret data that supports the subject property.
